My client who are an award winning company who manage an extensive portfolio of student accommodation are looking for a Maintenance Manager to cover the South region.
In order to be successful in the role of Maintenance Manager you will need to be a driven and motivated person with the ability to manage your own workload.
A conscientious work ethic with great people skills is essential to maintain a high level of customer service and satisfaction, with a comprehensive skill set and experience in general property maintenance being crucial.
The role will cover properties in Cardiff and Swansea and a small amount in Exeter which will equate to around a week per month (Monday - Friday, accommodation and food allowances will be given).
As a Maintenance Manager your duties will include:
·Be responsible for all things maintenance related for designated areas as follows
·Compliance - Ensure all compliance certification is instructed and completed within required timeframes to ensure all properties remain compliant
·Fire Risk Management / Water Hygiene Management
·Reactive Maintenance (in-house maintenance management system) - It is the duty of the Maintenance Manager to complete as many of the maintenance issues reported by the tenants via the in-house system as possible in-house whilst liaising with the tenants - any works out of the Maintenance Managers skill set or that require immediate attention are to be passed on to the local contractor.
·Remedial works / Property Upkeep - The Maintenance Manager will also be responsible for the general upkeep of the properties including external works & general appearance;
1.Pointing up of retaining Walls
2.Clearing out/ replacing Guttering
4.Painting & Decorating (internal & external
5.Freshen up communal areas, bannisters, landings, toilets, hallways, kitchens
6.Maintain gardens to a high standard (March - October)
7.Apply water shield paint to back of houses
8.Maintain/Repair Fence panels
9.Slab work, chippings to frontages
10.Painting of external railings/gates
·Summer Snagging Works
·Project Works / Larger remedial works - Be responsible for obtaining quotes based on clear job specs of all project works/larger remedial works as and when required, instructing contractors and project managing through to successful completion within the agreed timeframes (mandates for sign off/instruction of works to be provided)
·Summer Deep Cleans - In addition to oversight of all Summer works, to be responsible for instruction/coordination of Summer deep cleans and final sign off ensuring all properties are 'Tenant Ready' prior to move in
·Monthly Routine Inspection Checklist
The role is a Monday - Friday position paying £30,000 - £35,000 per annum, along with a company van, tools, laptop, mobile phone.
