Premises Manager/Lettings Manager in Swansea

My client, a dynamic property management company based in Swansea are looking for a Lettings Manager to manage a new development of student accommodation in the city centre.
This is a rare and exciting opportunity which will allow you to fully manage the building, staff and tenancies. This role will enable you to see the project through to completion, market the properties and also manage the facility once it is fully occupied.
Main duties will include but are not limited to:
·You will be responsible for directly managing a team including administration staff and maintenance staff.
·Monitoring and managing the lettings processes.
·Driving occupancy rates across Swansea student portfolio through various marketing initiatives
·Managing the moving in and moving out process.
·Managing all viewings and enquiries.
·Arranging and carrying out termly inspections of student accommodation
·Managing and liaising with maintenance department on expenditure limits and required works where relevant.
·Processing and progressing student applications.
·Managing summer lets and extensions.
·Helping to produce and manage the marketing budget for student accommodation.
·Maintain health and safety within the premises including fire alarm testing, fire extinguisher inspections, monthly testing of lift auto dialler etc.
This role is a busy and varied role and will really suit someone with excellent communication skills, organisation skills and the ability to multi-task.
You will need experience in property management, and ideally an understanding of student lettings.
The role is a Monday - Friday role however some flexibility is expected when needed which may happen on the rare occasion.
